Vacation Rental Repairs – Use the SLOW Season!

Tighten screws to save money!

Peak rental seasons are usually the worst times to perform maintenance or make major repairs.  Often visitors are arriving and departing within hours of one another and projects like painting, replacing flooring, or fixing a slow leak become problematic due to time constraints. 

Vacation rental homeowners and managers do not want to interrupt vacationers and visitors do not want their vacations disrupted.  Typically, most destinations have a minimum of two or three rental seasons.  Often a peak, mid and low season.  The low season affords that extra time between visitors to get repairs and maintenance completed.

Here is a simple tip for vacation rental owners and it requires no craftsmanship or expertise!  Many fixtures, hardware, door handles, appliances and the like need to be routinely inspected and simply secured.  Take a Phillips and a regular screw driver during the off season to tighten loose screws.  Check all door locks, safety door latch chains, outlet covers, towel racks, door hinges, appliance covers (dishwasher faces, refrigerator fronts, oven and stove fronts etc.), wobbly furniture legs or arms for loose screws.  It is simplistic, but tightening screws prevents much damage.  Sagging doors, broken towel bars, broken appliances will invite more expensive repairs.  As the old saying goes “batten down the hatches.”

The off or slow season in vacation home rentals is ideal for bigger projects like painting and replacing flooring.  Often, these two projects require drying times and time to “air out” the fumes associated.  If you take care of maintenance during the slow season it will help keep visitors happy in the peak season, give you more time and save you money!
