You've made excellent points here John - offering flexibility of accommodation is the key. I spoke to an owner recently who had no children nor did they have friends with kids. They were furnishing their 4-bedroom cottage and had decided on getting 4 queens (the rooms were too small for kings). I had a tough job convincing them to get at least one set of twins, as they were more concerned at having the right configuration for the one weekend a year when they had a houseful of their friends. Since they intended to rent out for most of the year, I argued they would have more opportunities for rental with child friendly configuration.
